A Level 3 Building Survey is significant in scope and detail. We allow as much time on site as the property requires, and the resulting report is designed to be a working document — both for your purchase decision and for any subsequent renovation or maintenance programme.

How long does a Level 3 Building Survey take?

A Level 3 on a typical period home is usually 4–6 hours on site; larger, listed or heavily altered property may require a full day. We issue the written report within 7–10 working days of the inspection.

Does the report include repair costs?

Yes. Unlike Level 1 and Level 2, a Level 3 Building Survey includes repair options ranked by urgency, with indicative costs to help you budget and negotiate on price.

Do I need a Level 3 for a listed building?

For a listed or pre-1900 property we strongly recommend Level 3. It addresses traditional construction, breathability, timber-frame condition and any Listed Building consent implications that a Level 2 does not cover.

Is it worth paying more for Level 3?

If the property is period, altered, in poor repair, or you're planning renovation, the report typically pays for itself many times over — either through renegotiated purchase price, avoided surprise costs, or a working repair schedule for the years ahead.
