A concise, basic condition report with traffic-light ratings. Suitable for newer, conventional properties in apparently good order. No repair-cost advice is provided at this level.

Tier 1

Standard

Modern or conventional homes built after 1960, flats, smaller terraces and semis in good condition. Inspection time is shorter and the report is straightforward.

Tier 2

Typical

The most common instruction. Mid-value homes with some age, extensions or alterations — most Cardiff, Newport and Swansea post-1900 properties fit here.

Tier 3

Complex

Period, listed, large or significantly altered homes. Higher value, more rooms, unusual construction or multiple extensions require extra time and deeper analysis.
