A note from the practice

A Level 2 survey is the right choice for most buyers of conventional, post-1900 housing in apparently sound order. For period, listed, larger or significantly altered properties — or where you intend major works — a Level 3 Building Survey gives a much fuller picture.

How long does a Level 2 survey take?

For a typical Cardiff, Newport or Swansea terrace or semi we're usually on site for 3–4 hours. Your written report is issued within 5–7 working days of the inspection.

Is a Level 2 the same as a HomeBuyer Report?

Yes. The RICS retired the older 'HomeBuyer Report' name and it's now called the Level 2 Home Survey — the format, scope and quality of advice are the same.

Does it include repair costs?

The Level 2 gives clear practical advice on defects and recommended repairs, but does not provide indicative costings. If you want costed options for repair or negotiation, choose a Level 3 Building Survey.

Is a Level 2 enough for a Victorian terrace?

For a well-maintained post-1900 terrace in apparently sound order, yes. Where a property is significantly altered, extended, in poor repair or you're planning major works, we'd recommend a Level 3 instead.

Do you include a reinstatement figure for insurance?

Yes — every Level 2 report includes an indicative reinstatement cost for buildings insurance purposes.
