A note from the practice
A Level 1 survey is deliberately basic and limited in scope. It does not include repair advice, repair costings or maintenance guidance. For period, altered or older properties, we usually recommend a Level 2 or Level 3 survey instead.

How long does a Level 1 survey take?

A Level 1 inspection is usually 1.5–2.5 hours on site for a typical modern flat or small house, with the written report issued within 5 working days.
Will it tell me what repairs cost?

No — the Level 1 report deliberately does not include repair costings or detailed defect advice. If you want costed repair guidance, choose a Level 3 Building Survey.
Is a Level 1 enough for a mortgage?

For newer conventional properties in apparently good condition, most lenders accept a Level 1 as the buyer's own survey — but the lender's own mortgage valuation is separate. If in doubt, a Level 2 is the safer choice.
Should I choose a Level 1 for a Victorian terrace?

No. Any property built before 1930, altered significantly, or showing obvious wear should have at least a Level 2 — usually a Level 3.
